The Tiger Organization (TTO) is a cutting edge Construction Process Management company that assists Owners, Developers, Builders and Lenders through the entire spectrum of the planning process and project facilitation.
TTO was established in 2002 for the purpose of bringing financial integrity and proactive problem solving to the Development and Construction processes.
In order to accomplish this we have comprised a Team of highly trained Individuals that specialize in all aspects of Construction Process Management. Our work begins with an in-depth understanding of our Clients Goals, Plans and Needs. From there, we assist in the Design Phase of the Project, whether it is a New Development for Housing, or a Commercial Office Super Structure. We strive to align to ourselves and our Clients with the most qualified Design Professionals for all facets of the Project, which, over time has proven to avoid Time Delays and Future Financial Implications.
As a Design Develops and Evolves into Working Drawings, we assist in the Constructability Review, Bidding Process, Detailed Budgeting and Scheduling. Prior to the Construction Phase, we work alongside of our Clients to obtain the necessary permits from all Governing Authorities, while providing the screening process in preparation for the hiring of the General Contractor (GC). Once hired, we then work with the GC to Review Sub-Contractor and Vendor Bids to assist in qualifying them. Our involvement to this point leads up to our providing detailed Contracts for execution by all parties.
Managing and scheduling the acquisition of materials, systems and equipment is essential to maintaining control over major projects.
When managing procurement, TTO first identifies long lead items, incorporates procurement milestones into the master schedule and monitors submittals relating to long lead items. We also review and monitor Contractors' quality control procedures for the acceptance and storage of materials, equipment and system components, and even offer interim inspection of off-site fabrication.
As the Construction work begins, so does our Quality Assurance team, monitoring all phases of the field work including labor production, material deliveries and equipment used, all of which is documented in Daily Field Reports. This attention to detail
in the field reports is then used by the Project Manager(s) to verify Vendor invoices, Contractor requisitions and to update the percentage of completeness in the Critical Path schedule, which is all packaged and utilized for Client Draw purposes.

A term used to express every step of a construction project from its conception to final acceptance and occupancy.
Construction Management Contract
A written agreement wherein responsibilities for coordination and accomplishment of overall project planning, design and construction are given to a construction management firm.
Some advantages of using a construction manager are:
1. His/her knowledge of the construction process;
2. Direct control over payments made to the contractor(s) (the ability of paying actual costs plus agreed upon markups);
3. Direct control of subcontractors and material persons;
4. Direct control of schedule;
5. Ability to negotiate directly with subcontractors when changes in the work are required or if unforeseen conditions are discovered;
6. Minimize the threat of liens by paying subcontractors and material person directly;
7. Having the option of using a general contractor or doing the project as owner-builder;
8. His/her knowledge of owner's and contractors rights and obligations during the building process and proper transferring of risk.
